<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this /'j.ftr day of May, 2006, between Eric H. Lindquist, a mcmber
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on June 5, 2003 as Instrument No.
<br />0200307128 in the office of the Register of Deeds of Hall County, Ncbraska, and Wells Fargo
<br />Bank Minnesota, N.A., as Trustee, hereinafter called "Grantee."
<br />
<br />WHEREAS, on February 20, 2006, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Kathy K. Dennhardt, a single person,
<br />Trustor, under that certain Deed of Trust recorded on June 5, 2003 as Instrument No. 0200307128
<br />in the office of the Register of Deeds of Hall County, Nebraska, covering that certain premises des-
<br />cribed as:
<br />
<br />LOT TEN (10), BLOCK ELEVEN (11), BONNIE BRAE ADDITION TO THE
<br />CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a brcach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on February 22, 2006, as Instrument No. 0200601527 in the Miscellaneous
<br />Records of said County.

<br />A copy of such Notice of Default was thereafter mailcd to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on April 8, 2006, Grantor causcd to be published in the
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described propcrty would be sold at public auction to the highest bidder for cash or certifIed or
<br />cashier's chcck, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on May 17, 2006. Publication of such noticc was made
<br />for five consecutive weeks on April 8, 2006, April 15, 2006, April 22, 2006, April 29, 2006 and
<br />May 6, 2006, thc last publication being at least ten (10) days but not more than thirty (30) days prior
<br />to thc date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to Grantee for the sum of $50,507.16, it
<br />being the highest bidder therefor.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $50,507.16 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its succcssors and assigns forever, all the estate, right, title and interest of which the said
<br />Kathy K. Dennhardt, a single person, and her successors in interest, were seized or possessed at the
