<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this /7 day of April, 2006, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on April 27, 1989 as
<br />Instrument No. 89-102147 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Larson Construction, Inc., hereinafter called "Grantee."
<br />
<br />WHEREAS, on January 9, 2006, Eric H. Lindquist, as Successor Trustee, executed a Notice
<br />of Default pursuant to which notice was given to Gerry L. Hanson and Denise R Hanson, husband
<br />and wife, Trustors, under that certain Deed of Trust recorded on April 27, 1989 as Instrument No.
<br />89-102147 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />
<br />LOTS ONE HUNDRED SIXTY SEVEN (167) AND ONE HUNDRED SIXTY
<br />EIGHT (168) IN BELMONT, AN ADDITION TO THE CITY OF GRAND
<br />ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on January 17,2006, as Instrument No. 200600390.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on February 28, 2006, Grantor caused to be published in
<br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating
<br />that the described property would be sold at public auction to the highest bidder for cash or certified
<br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street,
<br />Grand Island, Hall County, Nebraska at 2:00 p.m. on April 11, 2006. Publication of such notice
<br />was made for five consecutive weeks on February 28,2006, March 7, 2006, March 14,2006, March
<br />21, 2006 and March 28, 2006, the last publication being at least ten (10) days but not more than
<br />thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to Grantee for the sum of $53,000.00, it
<br />being the highest bidder therefor.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $53,000.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
<br />Gerry L. Hanson and Denise R Hanson, husband and wife, and their successors in interest, were
