<br />This instrument, made this 19"' day of April, 2006, between. Thomas J. Young, a member //.,0 0
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant
<br />to the power of sale contained in that certain Deed of Trust Recorded on March 15, 2001 as
<br />Document No. 200102038 in the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, and Green Tree Servicing, LLC, hereinafter called "Grantee ":
<br />WHEREAS, on January 30, 2006, Thomas J. Young, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Georgene K. Miller, a married person,
<br />Michael R. Clingerman, a single person and Niles A. Miller, a married person, Trustor(s), under
<br />that certain Deed of Trust Recorded on March 15, 2001 as Document No. 200102038, in the
<br />Mortgage Records in the office of the Register of Deeds of Hall County, Nebraska, covering that
<br />certain premises described as:
<br />The Easterly 31 feet of Lot 5 and the Westerly 17 feet of Lot 6, Block 8, H.G.
<br />Clarks Addition to the City of Grand Island, Hall County, Nebraska.
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and
<br />setting forth the nature of such breach and of his election to sell or cause to be sold property to
<br />satisfy the obligation. Said Notice of Default was filed in the Office of the Register of Deeds of
<br />Hall County, Nebraska on Recorded on February 2, 2006, as Instrument # 200600924 of the
<br />Miscellaneous records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on March 08, 2006, Grantor caused to be published in
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold -and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check in the lower lobby of the Hall County Courthouse, Grand Island, Hall County,
<br />Nebraska at 10:00AM on April 19, 2006. Publication of such notice was made for five
<br />consecutive weeks on March 08, 2006, March 15, 2006, March 22, 2006, March 29, 2006, April
