<br />KNOW ALL MEN BY THESE PRESENTS:

<br />That ARTHUR F. LUCAS (hereinafter referred to as "Grantor"), for $1.00 and other
<br />good and valuable consideration as more fully set forth below, does hereby grant, bargain, sell,
<br />convey and continn unto FEDERAL NATIONAL MORTGAGE ASSOCIATION, its
<br />successors and assigns (hereinafter referred to as "Grantee") the following described real
<br />property situated in Hall County, Nebraska, to-wit:
<br />
<br />Lot 7, in Block 92, in Wheeler and Bennett's Fourth Addition to the City of Grand
<br />Island, Hall County, Nebraska. .
<br />
<br />To have and to hold the above-described premises, together with all tenements,
<br />hereditaments, and appurtenances thereto belonging unto the Grantee and his successors and
<br />assigns forever.
<br />
<br />And the Grantor does hereby covenant with the Grantee and with Grantee's successors
<br />and assigns that Grantor is lawfully seized of said premises; that it is free from encumbrance
<br />except easements, covenants and restrictions of record and except real estate taxes delinquent in
<br />2005 and future years; that the Grantor has good right and lawful authority to convey the same;
<br />that Grantor assigns any rents to Grantee; that Trustor Ellen L. Lucas, died on July 11, 2004, and
<br />that attached hereto as Exhibit "A" is a true and correct copy of the Death Certificate of same;
<br />and that Grantor warrants and will defend the title to said premises against the lawful claims of
<br />all persons whomsoever.
<br />
<br />This Deed is an absolute conveyance of title in effect as well as in form, and is not
<br />intended as a mortgage, trust conveyance, or security of any kind. The consideration therefor is
<br />the full release and discharge of all debts, notes, obligations, costs, and charges heretofore
<br />subsisting on account of and by the terms of that certain Adjustable Rate Home Equity
<br />Conversion Deed of Trust executed by Arthur F. Lucas and Ellen L. Lucas, husband and wife, in
<br />the sum of $75,000.00 given to Wells Fargo Home Mortgage, Inc., n/k/a Wells Fargo Bank,
<br />N.A., Beneficiary and John S. Katelman, Esq., as Trustee and dated July 18, 2002, filed July 25,
<br />2002 as Instrument No. 2002-07716 in the office of the Register of Deeds of Hall County,
<br />Nebraska, and the acceptance of this Deed being in full satisfaction of said indebtedness as
<br />aforesaid, and terminating said Mortgage and Deed of Trust.
