<br />TRUSTEE'S DEED

<br />This instrument, made this 3 0 day of March, 2006, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on November 16, 1994
<br />as Instrument No. 94-109207 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />R.L. Janitorial Services, Inc., hereinafter called "Grantee."
<br />
<br />WHEREAS, on January 4, 2006, Eric H. Lindquist, as Successor Trustee, executed a Notice
<br />of Default pursuant to which notice was given to Dolores R Landaverde and Lorenzo Landaverde,
<br />wife and husband, Trustors, under that certain Deed of Trust recorded on November 16, 1994 as
<br />Instrument No. 94-109207 in the office of the Register of Deeds of Hall County, Nebraska, covering
<br />that certain premises described as:

<br />LOT 9, BLOCK 2, AXT & HAGGE'S ADDITION, CITY OF GRAND
<br />ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on January 5, 2006, as Instrument No. 0200600101.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RR.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on February 14,2006, Grantor caused to be published in The
<br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating
<br />that the described property would be sold at public auction to the highest bidder for cash or certified
<br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street,
<br />Grand Island, Hall County, Nebraska at 2:00 p.m. on March 27, 2006. Publication of such notice
<br />was made for five consecutive weeks on February 14,2006, February 21,2006, February 28,2006,
<br />March 7, 2006 and March 14, 2006, the last publication being at least ten (10) days but not more
<br />than thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.RS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to Grantee for the sum of $47,417.00, it
<br />being the highest bidder therefor.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $47,417.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
<br />Dolores R. Landaverde and Lorenzo Landaverde, wife and husband, and their successors in interest,
