Lindquist, a <br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", <br />pursuant to a power of sale contained in that certain Deed of Trust recorded on July 6, 2001 as <br />Instrument No. 0200106606 in the office of the Register of Deeds of Hall County, Nebraska, and <br />Larson Construction, Inc., hereinafter called "Grantee." <br /> <br />WHEREAS, on December 19, 2005, Eric H. Lindquist, as Successor Trustee, executed a <br />Notice of Default pursuant to which notice was given to Dwight F. Anderson, Sr. and Janice E. <br />Anderson, husband and wife, Trustors, under that certain Deed of Trust recorded on July 6, 2001 as <br />Instrument No. 0200106606 in the office of the Register of Deeds of Hall County, Nebraska, <br />covering that certain premises described as: <br /> <br />Lot Sixty Nine (69), in West Heights Addition to the City of Grand Island, Hall <br />County, Nebraska, <br /> <br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting <br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy <br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of <br />Hall County, Nebraska, on December 21,2005, as Instrument No. 0200512456. <br /> <br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska. <br /> <br />Subsequent thereto, beginning on January 28,2006, Grantor caused to be published in The <br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County, <br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating <br />that the described property would be sold at public auction to the highest bidder for cash or certified <br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, <br />Grand Island, Hall County, Nebraska at 2:00 p.m. on March 8, 2006. Publication of such notice <br />was made for five consecutive weeks on January 28, 2006, February 4, 2006, February 11, 2006, <br />February 18, 2006 and February 25, 2006, the last publication being at least ten (10) days but not <br />more than thirty (30) days prior to the date of sale. <br /> <br />A copy of such notice of the time and place of sale was thereafter mailed to all parties <br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008 <br />R.RS. Nebraska. <br /> <br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist, <br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said <br />property for sale at public auction, and did sell the same to Grantee for the sum of $38,780.00, it <br />being the highest bidder therefor. <br /> <br />NOW, THEREFORE, in consideration of the premises and of the sum of $38,780.00 so bid <br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said <br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said <br />Dwight F. Anderson, Sr. and Janice E.
