<br />Deceased, pursuant to the authority pursuant to S 30-2476 (23) of the Nebraska Probate Code, in
<br />consideration of ONE HUNDRED FORTY THOUSAND DOLLARS ($140,000.00), received
<br />hom Grantee, does granl, bargain, sell, convey and confirm unto LOUANN C. PHIPPS, Trustee of
<br />the L.c. Phipps Revocable Living Trust, the following described real property:
