FIDELITY COMMITMENT FOR TITLE INSURANCE <br />ALTA COMMITMENT - 1966 SCHEDULE B-11 Commitment No.: 05 -7085 <br />(EXCEPTIONS) <br />200602195 <br />11. Schedule B of the policy or policies to be issued will contain exceptions to the following matters unless the same are <br />disposed of to the satisfaction of the Company: <br />1. Defects, liens, encumbrances, adverse claims or other matters, if any, created, first appearing in <br />the public records or attaching subsequent to the effective date hereof but prior to the date the <br />proposed Insured acquires for value of record the estate or interest or mortgage thereon covered <br />by the Commitment. <br />2. Rights or claims of parties in possession not shown by the public records. <br />3. Easements, or claims of easements, not shown by the public records. <br />4. Encroachments, overlaps, boundary line disputes or other matters which would be disclosed by <br />an accurate survey or inspection of the premises. <br />5. Any lien, or right to lien, for services, labor or material, heretofore or hereafter furnished, <br />imposed by law and not shown by the public records. <br />6. Special Exceptions: (Special exceptions are those defects, listed below, disclosed by a search of <br />the title to this property for which no coverage is provided in this policy.) <br />7. Taxes for the year of 2005 and all prior years inclusive are shown as EXEMPT or PAID. <br />(Informational Only - Tax I.D. #400201100) <br />8. Taxes not yet due or payable for the year 2006 and subsequent years. Special taxes now assessed <br />or levied, but payable in future installments: Water Tap levied March 28, 1994 in the amount of <br />$6,999.13 UNPAID. Ordinance No. 9014A, assessing and leyving a special tax to pay the cost of <br />construction of Sanitary Sewer District No. 512, filed November 23, 2005 in the Register of Deeds <br />Office as Document No. 200511608. <br />9. Subject to the rights of the public and others thereto in and to the use of that portion of the <br />property within the bounds of any roads or highways. <br />10. Attention is directed to the fact that this commitment does not insure as to the personal property <br />and /or personal property taxes which are assessed prior or subsequent to this date against the <br />proposed insured premises as shown in Sections 77 -102 thru 77 -127 of the Legislature of <br />Nebraska. <br />11. Northwestern Bell Telephone Company Facility Easement executed by Violet Lautenschlager <br />Wagner to Northwestern Bell Telephone Company. Utility Easement executed by between Glenn Sorensen and Violet Sorensen, formerly known as <br />Violet Lautenschlager Wagner, Husband and Wife to the City of Grand Island, Nebraska.
