<br />KNOW ALL MEN BY THESE PRESENTS:

<br />WHEREAS, all of the indebtedness secured by the Deed of Trust and
<br />Acknowledgement executed by Steven R. Lemburg and Dana L. Lemburg, Husband and
<br />Wife, Trustor to WELLS FARGO BANK, N.A.. SUCCESSOR IN INTEREST BY
<br />CONSOLIDATION TO THE OVERLAND NATIONAL BANK OF GRAND
<br />ISLAND, Trustee, for the benefit of PHILLIP J. CHRISTENSEN AND JODI L.
<br />CHRISTENSEN, the beneficiary named therein, dated February 27, 1998 and recorded
<br />February 27, 1998, as Document #98-101779 in the Office of the Register of Deeds in
<br />Hall County, Nebraska.

<br />NOW, THEREFORE, in consideration of such payment in accordance with the
<br />request of the beneficiary named therein, the undersigned, as Trustee, does by these
