Buettner hereinafter referred to as party of the First Part, and Jerry D. Sinner and Teresa M. Sinner husband and wife hereinafter referred to as Party of the Second Part. WlTIiESSETH; That the Party of the First Part has this day February 192006 sold to of the Party of the Second Part, the following described property, to-wit: 'HIE: \~EST ONE-HALF (Wl/2) OF LOT (9), IN FRANK P.BARK'S SUBDIVISION, BEING A PART OF THE EAST HALF OF THE NORTEAST QUARTER (El/2NE1/4) OF SECTION TEN (10), IN TOWNSHIP ELEVEN (11) NORTH, RANGE NINE (9) WEST OF THE SIXTH P.M. For which said Party of the Second Part agrees to pay the sum of $60,000 and no/lOO----- Dollars. $60,000 payable as follows, to-wit: $15,000 prepaid rent and remaining balance of $45,000 to be paid at the rate $300.00and noll 00---- which shall include four percent 4<% interest on the unpaid balance, the first payment to be made on the 22 day of February and a like amount on the 22 day of each and every month thereafter until the full amount of the unpaid balance has been paid. In the event the Party of the Second Part misses successive payments the full amount shall be due and payable and any amount heretofore paid on said contract of sale shall be considered as fair rental on said premises. The first part agrees to pay taxes on said premises up to and including the year of2005. The completion of the payment of all money due herein the Party of the First Part shall furnish an abstract and good and sufficient marketable title to the Party of the Second Part.
