<br />200601609 <br /> <br />The Subdivider agrees to construct and maintain a sanitary sewer lift station and force main <br /> <br />in accordance with plans and specifications approved by the Director of Public Works, and subject to <br /> <br />the City's inspection. The lift station and force main shall be privately owned, maintained and <br /> <br />operated until such time as gravity sanitary sewer is available. <br /> <br />5. Homeowner's Association. A Homeowner's Association shall be created to <br /> <br />fund the operation and maintenance of the lift station and force main. <br /> <br />6. Storm Drainage. The Subdivider agrees to grade all lots in the subdivision in <br /> <br />conjunction with the development proposed thereon so that storm drainage is conveyed to a public <br /> <br />right-of-way or to other drainage systems. The drainage plan must be approved by the Director of <br /> <br />Public Works and recorded by the Subdivider with the Hall County Register of Deeds office. <br /> <br />The Subdivider agrees to install concrete ditch lining in the Capital Heights Drainway within <br /> <br />the limits of the subdivision per plans approved by the Director of Public Works. Adjacent property <br /> <br />owners shall be responsible for maintenance of green space within the drainway. <br /> <br />7. Sidewalks. The Subdivider shall install all public sidewalks as required by <br /> <br />the City of Grand Island when the lots are built upon, and such sidewalk shall be regulated and <br /> <br />required with the building permit for each such lot. Sidewalks shall be installed on both North Road <br /> <br />and Anne Marie Avenue along Lots Seven (7), Eight (8) and Nine (9) of Block One (1) when the lots <br />are built upon. <br /> <br />8. Flood Plain. Since the subdivision in within a delineated flood plain, all <br /> <br /> <br />structures constructed shall have the lowest floor elevation to a minimum of one foot above the <br /> <br /> <br />elevation of the 1 DO-year flood as determined by the building permit received by the Subdivider or <br /> <br />successors from the Building Department under the provisions of Section 2-1506.06, R.R.S. 1943. <br /> <br />- 4 - <br />
