<br />FIVE POINTS BANK, Grand Island, Nebraska, TRUSTEE, does
<br />hereby grant, transfer and convey, without covenant or warranty,
<br />express or implied, to DAWN PEARD, a single person, her heirs,
<br />devisees, personal representatives, successors and assigns
<br />(hereafter called "GRANTEE"), the following described real
<br />property:

<br />TO THE VILLAGE, NOW CITY OF WOOD RIVER, HALL COUNTY,

<br />together with all buildings, improvements, fixtures, accessories
<br />and appurtenances thereto belonging.

<br />To have and to hold the above-described property unto the
<br />GRANTEES, their heirs, devisees, personal representatives,
<br />successors and assigns.

<br />This conveyance is made pursuant to the powers conferred upon
<br />the TRUSTEE by a certain Deed of Trust dated April 19, 2005,
<br />executed by Lisa Ann Filbin, a single person, and John M.
<br />Cunningham, a married person, as TRUSTORS, to Five Points Bank,
<br />Grand Island, Nebraska, as TRUSTEE and BENEFICIARY, recorded April
<br />27, 2005, in the office of the Hall County Register of Deeds,
<br />Grand Island, Nebraska as Document No. 0200503750 to secure the
<br />payment of one certain Promissory Note dated April 19, 2005, as
<br />Loan No. 101205877 in the original amount of FORTY TWO THOUSAND
<br />SIX HUNDRED FORTY-THREE DOLLARS and SEVENTY-NINE CENTS
<br />($42,643.79) and interest as therein provided.

<br />Default has occurred under the terms of said Deed of Trust
<br />and the obligations secured thereby, as more particularly set
<br />forth in the Notice of Default recorded November 22, 2005, in the
<br />office of the Hall County Register of Deeds, Grand Island,
<br />Nebraska and recorded as Instrument No. 0200511553.

<br />On November 28, 2005, a copy of the Notice
<br />the recording data shown thereon, was mailed to
<br />all interested parties by certified mail,
<br />requested, postage prepaid, to the addresses
<br />Affidavit dated November 28, 2005.

<br />After the lapse of not less than One (1) month, FIVE POINTS
<br />BANK, Grand Island, Nebraska, TRUSTEE, in consequence of the
<br />Notice of Default and in compliance with the terms of the Deed of
<br />Trust, did execute a Notice of Trustee's Sale, stating that the
<br />above-described real property would be sold at public auction to
<br />the highest bidder for cash on the first floor of the Hall County
<br />Courthouse in the City of Grand Island, Hall County, Nebraska, on
<br />February 6, 2006, at 10:00 o'clock A.M. The Notice of Trustee's
<br />Sale was published in the Grand Island Independent, Grand Island,
<br />Nebraska, a newspaper having general circulation in Hall County,
<br />Nebraska, with the first publication being on December 29, 2005,
<br />and thereafter on January 5, 2006, January 12, 2006, January 19,
<br />2006 and January 26, 2006.

<br />On January 4, 2006, a copy of the Notice of Trustee's Sale
<br />was mailed to the TRUSTORS and all interested parties by certified
<br />mail, return receipt requested, postage prepaid, to the addresses
<br />shown on the Affidavit of Service dated January 4, 2006.
