<br />The easterly seven (7.0) teet at the westerly torty (40.0) teet at the
<br />Southwest Quarter at the Southwest Quarter (SW1/4, SW1/4) at Section
<br />Twenty Three (23), Township Eleven (11) North, Range Ten (10) West.
<br />
<br />The above-described easement and right-at-way containing 0.21 acres,
<br />more or less, as shown on the plat dated 1/9/2006, marked Exhibit "An,
<br />attached hereto and incorporated herein by reterence,
<br />
<br />together with the tollowing rights:
<br />
<br />Grantee shall have unrestricted ingress and egress to the above-described
<br />
<br />easement and right-at-way tor any purpose necessary tor the surveying, construction,
<br />
<br />inspection, maintenance, repair, replacement, relocation, extension, removal, and
<br />
<br />operation at such electric utilities and appurtenances. Such rights at ingress and egress
<br />
<br />shall be exercised in a reasonable manner.
<br />
<br />Grantee shall have the right to excavate and retill ditches and trenches
<br />
<br />necessary tor such electric utilities and appurtenances; to remove, clear, and keep
<br />
<br />clear, trees, bushes, hedges, undergrowth, and/or any other obstructions interfering with
<br />
<br />the surveying, construction, inspection, maintenance, repair, replacement, relocation,
<br />
<br />extension, removal, and operation at such electric utilities and appurtenances.
<br />
<br />Grantor shall have the right to use the easement and right-at-way tor purposes
<br />
<br />not inconsistent with Grantee's tull enjoyment at the rights herein granted, provided that
<br />
<br />Grantor shall not allow any structures, buildings, combustible materials, or other
<br />
<br />property at any kind whatsoever, to be erected, constructed, placed, stored, or
<br />
<br />accumulated in, upon, above, along, over, across, underneath, or through the easement
<br />
<br />and right-at-way herein granted.
<br />
<br />Grantee shall have the right at any time, to relocate, add, or upgrade such
<br />
<br />electric utilities and appurtenances connected therewith, in, upon, above, along, over,
<br />
<br />across, underneath, or through the easement and right-at-way herein granted. Any
