<br />YOU ARE HEREBY GIVEN NOTICE OF DEF AUL T under a Deed of Trust executed February
<br />20, 2003, by CLARENCE L. SKARNIAK and JULIE A. SKARNIAK, husband and wife, in which
<br />PRIMARY RESIDENTIAL MORTGAGE, INC., was named as Beneficiary and FIRST AMERICAN
<br />TITLE INSURANCE COMPANY, as Trustee, and which was filed for record on March 7, 2003, as
<br />Instrument No. 2003-02740 in the office of the Register of Deeds of Hall County, Nebraska. Said Deed of
<br />Trust was assigned by the original Beneficiary, PRIMARY RESIDENTIAL MORTGAGE, INC., to
<br />MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR U.S. BANK,
<br />N .A., by virtue of an Assignment dated February 27, 2003, and filed forrecord on April 7, 2003, as Instrument
<br />No. 2003-04132 in the office of the Register of Deeds of Hall County, Nebraska. GREGORY L. GALLES
<br />has been appointed as Successor Trustee, replacing FIRST AMERICAN TITLE INSURANCE
<br />COMPANY, by virtue of a Substitution of Trustee filed for record in the Register of Deeds Office of Hall
<br />County, Nebraska. Said Deed of Trust conveys property legally described as follows:

<br />Lot 10, Block 88, in Wheeler and Bennett's Fourth Addition to the City of
<br />Grand Island, Hall County, Nebraska
<br />
<br />Said default under the terms of the Deed of Trust has occurred by virtue ofthe non-payment of the installment
<br />payments due under the Deed of Trust with a total current amount due and owing of$7,627.65. In addition,
<br />Trustors are hereby liable to the Successor Trustee, GREGORY L. GALLES, for all fees and costs associated
<br />with this default and recoverable pursuant to Nebraska statute S 76-1012.
<br />
<br />By virtue of said default, Successor Trustee has detemlined to sell or cause to be sold the trust property
<br />to satisfy the obligation referred to above.
<br />
<br />The default may be cured within one (1) month of the tlling of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as provided in S 76~1012.
