<br />RE-RECORDED <br />200600814 <br /> <br />200600669 <br /> <br />k) "Common Expenses" means expenditures made or financial liabilities <br />incurred by or on behalf of the Association, together with any allocations <br />to reserves. These expenses for the operation of the Condominium <br />include, but are not limited to: <br /> <br />i) Expenses of administering, maintaining, insuring, repairing, or <br />replacing the Common Elements; and <br /> <br />ii) Expenses declared to be Common Expenses by this Declaration; and <br /> <br />Hi) Expenses agreed upon as Common Expenses by the Association; <br />and <br /> <br />iv) Such reasonable reserves as may be established by the Association, <br />whether held in trust or by the Association, for repair, replacement <br />or addition to the Common Elements or any other real or personal <br />property acquired or held by the Association. <br /> <br />1) "Condominium" means the entire condominium project including all <br />buildings, land, and other improvements upon the land as set forth in <br />this Declaration as a part of the condominium regime. <br /> <br />m) "Declarant" means WEST FAIDLEY MEDICAL CENTER, LLC, a <br />Nebraska Limited Liability Company. <br /> <br />n) "Declaration" means this Declaration, including any amendments <br />hereto and also including, but not limited to Plats or Plans of the <br />Property recorded in the office of the Register of Deeds of Hall County, <br />Nebraska. <br /> <br />0) "Director" means a director of the Association. <br /> <br />p) "Documents" means this Declaration, the Plats and Plans as recorded <br />and filed, the Bylaws, and the Rules and Regulations as they may be <br />amended from time to time together with any exhibit, schedule or <br />certificate accompanying such Documents. <br /> <br />q) "Governmental Items" means items currently benefiting all Suites as a <br />whole, but not those which benefit Suites individually, which the <br />applicable governmental agency or entity currently maintains. <br /> <br />3 <br />
