RE-RECORDED 200600814 200600669 k) "Common Expenses" means expenditures made or financial liabilities incurred by or on behalf of the Association, together with any allocations to reserves. These expenses for the operation of the Condominium include, but are not limited to: i) Expenses of administering, maintaining, insuring, repairing, or replacing the Common Elements; and ii) Expenses declared to be Common Expenses by this Declaration; and Hi) Expenses agreed upon as Common Expenses by the Association; and iv) Such reasonable reserves as may be established by the Association, whether held in trust or by the Association, for repair, replacement or addition to the Common Elements or any other real or personal property acquired or held by the Association. 1) "Condominium" means the entire condominium project including all buildings, land, and other improvements upon the land as set forth in this Declaration as a part of the condominium regime. m) "Declarant" means WEST FAIDLEY MEDICAL CENTER, LLC, a Nebraska Limited Liability Company. n) "Declaration" means this Declaration, including any amendments hereto and also including, but not limited to Plats or Plans of the Property recorded in the office of the Register of Deeds of Hall County, Nebraska. 0) "Director" means a director of the Association. p) "Documents" means this Declaration, the Plats and Plans as recorded and filed, the Bylaws, and the Rules and Regulations as they may be amended from time to time together with any exhibit, schedule or certificate accompanying such Documents. q) "Governmental Items" means items currently benefiting all Suites as a whole, but not those which benefit Suites individually, which the applicable governmental agency or entity currently maintains. 3
