ZILLER and JULANN K. ZILLER, husband and wife, as <br />joint tenants and not as tenants in common conveys to GRANTEE, the following described real <br />estate (as defined in Neb. Rev. Stat. 76-201): <br /> <br />Lot Eight (8) in Block Six (6), Kernohan and Decker's Addition to the City of Grand Island, <br />Hall County, Nebraska, and the Westerly Forty (40) Feet of vacated Monroe Street, as it <br />abuts Lot Eight (8), the Southerly Ten (10) Feet of Lot One (1), Block Six (6), Kernohan <br />and Decker's Addition to the City of Grand Island, Hall County, Nebraska, and the South- <br />erly Ten (10) Feet of the Westerly Forty (40) Feet of vacated Monroe Street as it abuts <br />Lot One (1), Block Six (6), Kernohan and Decker's Addition to the City of Grand Island, <br />Hall County, Nebraska. The Southerly Ten (10) Feet of Lot One (1) is the same as the <br />Southerly Ten (10) Feet of the alley in Block Six (6) of Kernohan and Decker's Addition to <br />the City of Grand Island, Hall County, Nebraska, which was vacated by Ordinance No. 5070. <br /> <br />GRANTOR covenants Uointly and severally, if more than one) with GRANTEE that GRANTOR: <br /> <br />(1) It warrants that it will defend the title to the above real estate against the lawful claims of all <br />persons claiming by, through and under grantor, but not otherwise; <br />(2) That the real estate is free from encumbrances, except easements, restrictions, <br />reservations, and covenants of record; and <br />(3) By accepting this Special Warranty Deed, grantee acknowledges that he has had adequate <br />opportunity to inspect the property conveyed herein as well as all improvements located <br />thereon.
