<br />'- <br /> <br />200600218 <br /> <br />CONTRACT FOR SALE OF REAL ESTATE <br /> <br />This contract is made on December 28,2005, between Doris L. Winkler, Trustee, <br />hereinafter called "Seller" and Ronald E. Senkbile and Rebecca L. Senkbile, husband <br />and wife, hereinafter called "Buyers". <br /> <br />1. Seller agrees to sell to Buyers, and Buyers agree to purchase from Seller, the <br />following described real estate and personal property situated at: <br /> <br />The Southerly Eighty-eight feet (S 88') of Fractional Lots Six (6), Block <br />Twenty (20), Baker's Addition and its compliment; Lot Six (6), Block <br />Thirteen (13), Ashton Place; both being Additions to the City of Grand <br />Island, Hall County, Nebraska <br /> <br />2. The Purchase Price is Ninety Thousand and no/l00's-Dollars ($90,000.00), <br />payable as follows: <br /> <br />Ninety thousand and nolI OO's Dollars ($90,000.00) plus interest at the rate of six <br />percent (6%) per annum, payable at the rate of Five hundred, Thirty nine and <br />60/1 OO's Dollars ($539.60) per month commencing February 1 st, 2006, and <br />continuing on the 1 st of each month thereafter until January 1 s\ 2011, when the <br />balance will be paid in full, all in accordance with the hereto attached <br />amortization schedule. Monthly payments will be due and payable by the 15th of <br />each month. Any payments that are in default for over forty-five (45) days shall <br />draw interest at the rate of twelve percent (12%). If any payment is in default for <br />sixty (60) days or more, the entire balance due shall become due and payable at <br />once. <br /> <br />This transaction shall be closed on December 30th, 2005 and Buyers shall enter <br />into possession of said property at that time. <br /> <br />1. Real Estate taxes for the year 2005 shall be paid by the Seller. The Buyer will <br />be responsible for the payment of 2006 and all future real estate taxes. <br /> <br />2. Sellers shall execute a Warranty Deed to the real estate. Said Warranty Deed <br />shall be held in escrow by Grand Island Abstract and Title, to be delivered to <br />the Buyers upon full payment of this contract and full compliance with all <br />terms of this contract. All payments shall be made directly to the Seller. <br />
