Russell and Laura M. Russell, as husband and wife, as Trustors, and Major Mortgage, <br />Beneficiary, wherein Old Republic National Title Insurance Company was named Trustee. This Deed <br />of Trust was recorded April 26, 2001 in the Records of the Register of Deeds of Hall County, Nebraska <br />as Instrument No. 0200103706. <br /> <br />On or about April 18, 2001, Major Mortgage, Beneficiary, assigned all of its right, title and <br />beneficial interest in the Deed of Trust to Principal Residential Mortgage, Inc. The Assignment was <br />recorded July 13, 2001, in the office of the Register of Deeds of Hall County, Nebraska, as Instrument <br />No. 0200106910. The Assignment was re-filed on December 3, 2001, as Instrument Number <br />0200112344. <br /> <br />On or about October 17, 2001, Principal Residential Mortgage, Inc., Beneficiary, assigned all of <br />its right, title and beneficial interest in the Deed of Trust to Mortgage Electronic Registration Systems, <br />Inc. The Assignment was recorded November 20,2001, in the office of the Register of Deeds of Hall <br />County, Nebraska, as Instrument No. 0200111876. <br /> <br />Camille R. Hawk, Attorney at Law, has been appointed Successor Trustee, pursuant to a <br />Substitution of Trustee filed for record with the Register of Deeds of Hall County, Nebraska. <br />Hereinafter the Successor Trustee, Camille R. Russell, as husband and wife, as Trustors, failed to <br />pay the Beneficiary payments which were contractually due, and the GRANTOR. at the request of the <br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest thereon, at once <br />immediatdy due and payable. <br /> <br />(2) That a Notice of Default was recorded by GRANTOR on June 27, 2005, as Instrument <br />No. 2005-05804, in the records of the Register of Deeds, Hall County, Nebraska. Within ten (10) days <br />thereafter, a copy of the recorded Notice of Default was mailed by certified mail, postage prepaid, to all <br />parties entitled to notice, pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. S 76- <br />1008 (Reissue 2003). <br />
