(I~ <br /> <br />This MEMORANDUM OF LEASE (this "Memorandum") is made and entered into as of <br />the _ day of September, 2005, by and between Bluestem Properties, LLC, a Nebraska <br />limited liability company ("Landlord"), and NRG MEDIA, LLC, a Delaware limited liability <br />company, as successor in interest to Waitt Media, Inc., a South Dakota corporation ("Tenant"). <br /> <br />W IINgS.~gIH: That, <br /> <br />1. Pursuant to the terms of that certain Lease of Business Property, dated October <br />29, 2004, by and between Landlord and Tenant ( the "Lease"), Landlord has leased to Tenant <br />and Tenant has leased from Landlord, that certain real property (hereinafter referred to as the <br />"Leased Premises") situated in the County of Hall, State of Nebraska, and more particularly <br />described on Exhibit A attached hereto and made a part hereof. <br /> <br />2.
