<br />This instrument, made this 1 day of December, 2005, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on January 3, 2005 as
<br />Instrument No. 0200500048 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Wells Fargo Bank, N.A., as Trustee, hereinafter called "Grantee":
<br />
<br />WHEREAS, on September 14, 2005, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Heidi L. Garcia, an unmarried person,
<br />Trustor, under that certain Deed of Trust recorded on January 3, 2005 as Instrument No.
<br />0200500048 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />
<br />Lot Eight (8), in Block Twenty Seven (27), in the Original Town, now City of Grand
<br />Island, Hall County, Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfY
<br />the obligation. Said Notice of Default was filed for record in the Office ofthe Register of Deeds of
<br />Hall County, Nebraska, on September 16,2005 as Instrument No. 0200509165.

<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on October 22, 2005, Grantor caused to be published in the
<br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating
<br />that the described property would be sold at public auction to the highest bidder for cash or certified
<br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street,
<br />Grand Island, Hall County, Nebraska, at 10:00 a.m. on November 30, 2005. Publication of such
<br />notice was made for five consecutive weeks on October 22,2005, October 29,2005, November 5,
<br />2005, November 12, 2005 and November 19,2005, the last publication being at least ten (10) days
<br />but not more than thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RRS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's
<br />Sale, offer said property for sale at public auction, and did sell the same to Grantee for the sum
<br />of $46,125.00, it being the highest bidder therefor.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of$46,125.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
