<br />TRUSTEE'S DEED
<br />
<br />F. William Schellpeper Ill, Trustee under the below described Deed of Trust (hereinafter the
<br />"Grantor"), for good and valuable consideration, the receipt of which is hereby acknowledged, does
<br />hereby transfer, grant, bargain, sell, convey, and confirm unto Jack A. Luth (hereinafter, whether one
<br />or more, the "Grantee"), Grantee's successors and assigns, the following described real estate:
<br />
<br />Parcell: The Northerly One Hundred and Five Tenths (N 100.5) feet of the Easterly Two-
<br />Thirds (E 2/3s) of Lot One (1), in Block Fifty Four (54), Original Town of Grand Island,
<br />Hall County, Nebraska; and
<br />
<br />Parcel 2: The Southerly Thirty One and Nine-Tenths (S 31.9) feet of the Easterly Two,
<br />Thirds (E 2/3s) of Lot One (1), in Block Fifty Four (54), Original Town of Grand Island,
<br />Hall County, Nebraska (the "Real Estate")
<br />
<br />subject to any and all (1) real estate taxes, (2) special assessments, (3) easements, covenants, and
<br />restrictions of record which affect this property, and (4) any liens that are superior to the lien of Jack
<br />A. Luth and Porky's Pub, pursuant to that certain Deed of Trust which has been filed of record with
<br />the Hall County Register of Deeds on May 21,2001, as Instrument No. 2001-04731.
<br />
<br />This Trustee's Deed shall operate to convey from Grantor, as Trustee, to Grantee, as
<br />purchaser, all of Grantor's title and all right, title, interest and claim of Red Wolf, Inc., a Nebraska
<br />corporation (whether one or more, the "Trustor"), Trustor under the below described Deed of Trust,
<br />and Trustor's successors in interest and all persons claiming by, through or under the Trustor, in and
<br />to the Real Estate, including all such right, title, interest and claim in and to the Real Estate acquired
<br />by said Trustor or Trustor's successors and interest subsequent to the execution of this Trustee's
<br />Deed, all in accordance with Neb. Rev. Stat. S 76-1010(2).
<br />
<br />In accordance with the provisions of Neb. Rev. Stat. S 76-1010, Grantor recites that:
<br />
<br />1. This Trustee's Deed relates to that certain Deed of Trust by and between Trustor,
<br />Alan D. Slattery as Trustee, and Jack A. Luth and Porky's Pub, Inc., a Nebraska corporation, as
<br />Beneficiary, which said Deed of Trust was tiled of record with the Hall County Register of Deeds
<br />on May 2 I, 2001, as Instrument No. 2001-04731. Per a Substitution of Trustee, F. William
<br />Schellpeper III, a member of the Nebraska State Bar Association, has been substituted for the
<br />original Trustee, Alan D. Slattery, as Trustee.
<br />
<br />2. Notice of Default with respect to the Deed of Trust was filed of record with the Hall
<br />County Register of Deeds on August 30, 2005, at Instrument No. 2005-08495.
<br />
<br />3. A true and correct copy of the file-stamped Notice of Default was sent by United
<br />States certified mail, postage prepaid and return receipt requested on September 1,2005, to each of
<br />the following:
