<br />ROY G. TOWLER, a single person, and RACHAEL L. TOWLER, a single person,
<br />herein called the GRANTORS, for and in consideration of the cancellation of indebtedness
<br />owing from GRANTORS to GRANTEE, do grant, bargain, sell, convey and confirm unto
<br />RODNEY L. TOWLER, herein called the GRANTEE, the following-described real estate in
<br />Hall County, Nebraska:

<br />Lot Eight (8), in Block Ten (10) in Bonnie Brae Addition to the City of
<br />Grand Island, Hall County, Nebraska
<br />
<br />TO HA VE AND TO HOLD the premises above-described, together with all the
<br />tenements, hereditaments and appurtenances thereunto belonging, unto the said Grantee and to
<br />Grantee's heirs and assigns forever. Grantors hereby covenant with the said Grantee and with
<br />Grantee's heirs and assigns that Grantors are lawfully seized of said premises, that they are free
<br />from encumbrance and that Grantors have good right and lawful authority to sell the same, and
<br />Grantors hereby covenant to warrant and defend the title to said premises against the lawful
<br />claims of all persons whomsoever. Grantors hereby relinquish all right, title, claim and interest
<br />in and to the above-described premises.

<br />This Special Warranty Deed is given as an absolute conveyance, the Grantors having
<br />conveyed said land to the Grantee for a fair and adequate consideration being satisfaction of
<br />principal obligations by virtue of that certain Deed of Trust Note dated December 15,2003 and
<br />which is described in a Deed of Trust filed of record in the Office of the Register of Deeds of
<br />Hall County, Nehraska, on or about December 24,2003 as Instrument No. 200316395.
<br />
<br />Grantors declare that this conveyance is freely and fairly made, and that there are no
<br />agreements, oral or written, or other than this deed, between Grantors and Grantee with respect
<br />to said land.
