<br />the west side thereon conveyed to the Hastings and Grand Island Railroad
<br />Company by deed recorded in Book H, Page 192; and subject to a
<br />reservation in the Federal Land Bank of Omaha, a Corporation of an
<br />undivided one -half interest in all oil, gas, and mineral rights in and under
<br />the above described property for a period of 20 years from the 18th day of
<br />August, 1941, and as long thereafter as oil, gas or other minerals continue
<br />to be produced therefrom or said property is being developed or operated;
<br />AND
<br />The North Half of the Southeast Quarter (N' /2SE' /4) of Section Seventeen
<br />(17), Township Nine (9) North, Range Nine (9) West of the 6th P.M., Hall
<br />County, Nebraska.
<br />GRANTOR covenants with the GRANTEE that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from
<br />encumbrances, except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against any acts
<br />of the GRANTOR.
