<br />organized and existing under the laws of Nebraska, GRANTOR, in consideration of
<br />THREE HUNDRED THOUSAND AND NO /100 DOLLARS ($300,000.00) received from
<br />GRANTEE, WING PROPERTIES, INC., conveys to GRANTEE, the following described
<br />real estate (as defined in Neb. Rev. Stat. §76 -201):
<br />The Easterly One -Third (1/3) of Lot Seven (7), Lot Eight (8), and the
<br />Westerly One -Third (1/3) of Lot One (1) all in Block Fifty -four (54) in
<br />the Original Town, now City of Grand Island, Hall County, Nebraska,
<br />except the triangular parcel of ground in the Northeasterly corner of
<br />said Lot 8, conveyed to the City of Grand Island, Nebraska by Special
<br />Warranty Deed in Book 96, Page 562.
<br />GRANTOR covenants (jointly and severally, if more than one), with the
<br />GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances
<br />except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims
<br />of all persons.
