<br />Range 12, Hall County, Nebraska, consisting of about 18 acres, more particularly
<br />described as follows: Commencing at the Northeast corner of Section 31, hereby
<br />known as point of beginning, thence west 1467 feet; thence north 395 feet, thence
<br />west 66 feet, thence north 208 feet, thence east 1533 feet along the shoreline to a
<br />point about 565 feet north of the point of beginning, thence south to the point of
<br />beginning. This is not to include any properties of Lot (15).
<br />Reserving, however, unto Grantor a life estate in and to the above - described real estate.
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE that
<br />GRANTOR-
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
