Lindquist, a <br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", <br />pursuant to a power of sale contained in that certain Deed of Trust recorded on August 7, 2001 as <br />Document No. 0200107850 of the Mortgage Records in the office of the Register of Deeds of Hall <br />County, Nebraska, and Federal National Mortgage Association, hereinafter called "Grantee ": <br />WHEREAS, on September 3, 2003, Eric H. Lindquist, as Successor Trustee, executed a <br />Notice of Default pursuant to which notice was given to Richard E. Kraft and Judy C. Kraft, <br />husband and wife, Trustors, under that certain Deed of Trust recorded on August 7, 2001 as <br />Document No. 0200107850 of the Mortgage Records in the office of the Register of Deeds of Hall <br />County, Nebraska, covering that certain premises described as: <br />Parcel 1: Lot one (1), Marlo subdivision in the City of Grand Island, Hall County, <br />Nebraska. <br />Parcel 2: The Northerly One Hundred Seventy Five and Four Tenths feet (175.4') of lot <br />Twenty Five (25) and the Northerly One Hundred Seventy Five and Four Tenths Feet <br />(175.4) of the Easterly Three Feet (3') of Lot Twenty Six (26) in Geer Subdivision of <br />Lots Six, (6), Seven (7) and Eight (8) of Garrett's Subdivision of part of the East Half <br />(E1/2) of section Nine (9), township Eleven (11) North, Range Nine (9) West of the 6`h <br />P.M., in the City of Grand Island, Hall County, Nebraska, <br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting <br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy <br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of <br />Hall County, Nebraska, on September 5, 2003 as Instrument No. 2003 -11853 of the Miscellaneous <br />Records of said County. <br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska. <br />Subsequent thereto, beginning on October 30, 2003, Grantor caused to be published in the <br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County, <br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating <br />that the described property would be sold at public auction to the highest bidder for cash or certified <br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1St & Locust Street, <br />Grand Island, Hall County, Nebraska, at 10:00 a.m. on December 11, 2003. Publication of such <br />notice was made for five consecutive weeks on October 30, 2003, November 6, 2003, November <br />13, 2003, November 20, 2003 and November 27, 2003, the last publication being at least ten (10) <br />days but not more than thirty (30) days prior to the date of sale. <br />A copy of such notice of the time and place of sale was thereafter mailed to all parties <br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008 <br />R.R.S. Nebraska. <br />Pursuant to said Notice of Trustee's Sale, John B.
