<br />This instrument, made this - day of December 2003, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on July 12, 2000 as
<br />Document No. 200005664 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, and Michael T. Leaman and Ralisa E. Leaman, husband and wife, as joint
<br />tenants, with rights of survivorship, hereinafter called "Grantee ":
<br />WHEREAS, on September 3, 2003, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Mark W. Moorberg and Sheri L.
<br />Moorberg, husband and wife, Trustors, under that certain Deed of Trust recorded on July 12, 2000
<br />as Document No. 200005664 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, covering that certain premises described as:
<br />Lot Seventeen (17), in Block One (1), in Knickrehm Second Addition to the City of
<br />Grand Island, Hall County, Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on September 5, 2003 as Instrument No. 200311851 of the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on October 30, 2003, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska, at 10:00 a.m. on December 11, 2003. Publication of such notice
<br />was made for five consecutive weeks on October 30, 2003, November 6, 2003, November 13,
<br />2003, November 20, 2003 and November 27, 2003, the last publication being at least ten (10) days
<br />but not more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Eric H.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale,
<br />offer said property for sale at public auction, and did sell the same to Grantee, for the sum of
<br />$75,800.00, it being the highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $75,800.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
