CONSERVATOR'S DEED
<br />SHEILA M. O'DAY, Conservator of the Estate of Anna V. Dorsey, an
<br />incapacitated person, GRANTOR, in consideration of the sum of Seventy-seven
<br />Thousand and 00/ 100 Dollars ($77,000.00) received from GRANTEE, SCOTT E.
<br />ARMES, a single person, conveys to GRANTEE, the following described real estate (as
<br />defined in Neb. Rev. Stat., § 76.201):
<br />The Northerly Eighty -five and Three- tenths (85.3) Feet of the Rectangular tract of
<br />ground described as Fractional Lot Four (4) in Fractional Block One Hundred Sixteen
<br />(116) in Railroad Addition to the City of Grand Island, Hall County Nebraska, and its
<br />complement Fractional Lot Four (4) in Fractional Block One Hundred Sixteen (116) in
<br />Koenig and Wiebe's Addition to the City of Grand Island, Hall County, Nebraska;
<br />subject, however, to a perpetual easement over, under and across said premises for the
<br />continuance, maintenance, repair and replacement of sewer, gas and water mains,
<br />electric and telephone lines as they now exist on or over said premises, which shall be a
<br />covenant running with the land for the use and benefit of the owner or owners of the
<br />southerly part of said entire rectangular tract.
<br />GRANTORS covenant (jointly and severally, if more than one) with GRANTEE
<br />that GRANTORS:
<br />(1) are lawfully seised of such real estate and that it is free from
<br />encumbrances subject to easements, reservations, covenants and
<br />restrictions of record;
<br />(2) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend title to the real estate against the lawful claims of
<br />all persons.
