<br />THELEN GRAIN COMPANY, A Corporation organized and existing
<br />under and by virtue of the laws of the State of Nebraska, for and
<br />in consideration of FOUR THOUSAND TWO HUNDRED TWENTY DOLLARS
<br />($4,220.00), receipt of which is hereby acknowledged, does hereby
<br />convey to DAVID E. THIENEL and MARY H. THIENEL, Husband and Wife,
<br />Grantee, as Joint Tenants, whether one or more, the following
<br />described real estate in Hall County, Nebraska:
<br />Lot Twenty -Six (26), Thelen Subdivision, First Addition to the
<br />City of Wood River, Hall County, Nebraska,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated herein; except special
<br />assessments of the City of Wood River, Nebraska, for paving, water
<br />improvement district and sewer improvement district;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
