<br />to and from said lands for the purpose of drilling, exploring and mining and in every way
<br />operating for such mineral and removing the same, either through itself or its Lessee.
<br />GRANTOR covenants with GRANTEE that GRANTOR:
<br />(1) is lawfully siesed of such real estate and that it is free from encumbrances except
<br />easements, restrictions of record and public road right of way;
<br />(2) has legal power and lawful authority to convey the same;
