Rev. Stat. § 76 -201) including <br />all fences and related improvements: <br />The South Twenty -four (24) Feet of Lot Eleven (11) and all of Lot <br />Thirteen (13), Block Three (3), University Place, as surveyed, platted <br />and recorded, in the City of Grand Island, Hall County, Nebraska. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR: <br />(1) is lawfully seised of such real estate and that it is free from encumbrances but subject <br />to easements, restrictions, and real estate taxes of record; <br />(2) has legal power and lawful authority to convey the same; <br />(3) warrants and will defend title to the real estate against the lawful claims of all <br />persons; <br />(4) the fair market value of such real estate minus unpaid real estate taxes is less than the <br />indebtedness currently owing from Grantor to Grantee, which is secured by said real <br />estate, as such indebtedness and security are more particularly described herein <br />bclo <br />(5) this Warranty Deed in Lieu of Liquidation is an absolute conveyance, the Grantor <br />having sold said land to the Grantee for a fair and adequate consideration, such <br />consideration being the relief and discharge of indebtedness as described herein <br />below; <br />(6) Grantor declares that this conveyance is freely and fairly made, and that there are no <br />agreements, oral or written, other than this Warranty Deed in Lieu of Liquidation <br />between Grantor and Grantee with respect to the above - described real estate. <br />Executed Dn�y¢ <br />Douglas A.
