<br />DANIEL J. HUNT, GRANTOR, in consideration of One Dollar ($1.00), love
<br />and affection and other good and valuable consideration, receipt of which is hereby
<br />acknowledged, conveys to DANIEL J. HUNT and WANDA L. HUNT, husband and
<br />wife, as joint tenants with right of survivorship and not as tenants in common,
<br />GRANTEES, the following- described real estate in Hall County, Nebraska, (as defined
<br />in Neb. Rev. Sec. § 76 -201):
<br />The South Forty -five (45) feet of Lot Fifteen (15), Block Nineteen (19), in Scarff's Addition
<br />to West Lawn, in the City of Grand Island, Hall County, Nebraska, and a tract of land
<br />being a part of what was formerly West 17th Street in the City of Grand Island,
<br />Nebraska, vacated by Ordinance #3993 of said City, more particularly described as
<br />follows: Beginning at the Southwest corner of said Lot 15, in Block 19, in Scarff s
<br />Addition to West Lawn, in the City of Grand Island, Nebraska; thence running East on
<br />the South line of said Lot 15 for a distance of 132 feet to the Southwest corner of said
<br />Lot 15; thence running South on a prolongation of the East line of said Lot 15, for a
<br />distance of 19 feet; thence running West parallel to the South line of said Lot 15, for a
<br />distance of 132 feet to a point on the Westerly line of said Lot 15 if the same were
<br />extended to the South, thence North 19 feet to the Southwest corner of said Lot 15,
<br />being the point of beginning.
<br />GRANTOR covenants with the GRANTEES that GRANTOR:
<br />(1) Is lawfully seized of such real estate and that it is free from encumbrances;
<br />(2) Has legal power and lawful authority to convey the same;
<br />(3) Warrants and will defend the title to the r al estate against the lawful claims
<br />of all persons.
