<br />WARRANTY DEED
<br />JAMES F. BOROFF, JR., also known as James Boroff, Jr., and
<br />James Frederick Boroff, Jr., a single person, GRANTOR, in
<br />consideration of estate planning, conveys to GRANTEE, JAMES F.
<br />BOROFF, SR., the following described real estate (as defined in
<br />Neb. Rev. Stat. 76 -201):
<br />A tract of land in the Northwest Quarter (NW's) of Section Twelve (12) ,
<br />Township Ten (10) North, Range Twelve (12) West of the 6th P.M., Hall
<br />County, Nebraska, more particularly described as follows: Commencing
<br />at the southwest corner of the northwest quarter (NW.) of Section 12,
<br />Township 10 North, Range 12 West in Hall County, Nebraska, thence north
<br />along said section line a distance of 209 feet to a corner, thence east
<br />209 feet to a corner, thence south 209 feet to a corner, thence west
<br />209 feet to the place of beginning, containing 1 acre, more or less,
<br />in Jackson Precinct in Hall County, Nebraska; and
<br />Commencing at the point where the north line of the North Half of the
<br />Southwest Quarter (N'4SW4) of Section Twelve (12) , Township Ten (10)
<br />North, Range Twelve (12), West of the 6t' P.M., Hall County, Nebraska,
<br />that intersects the east boundary line of the North and South public
<br />road abutting said premises and running in an easterly direction along
<br />and upon said north boundary line for a distance of 125 feet, thence
<br />at right angles and in a southerly direction a distance of 125 feet,
<br />thence at right angles and in a westerly direction a distance of 125
<br />feet to the easterly edge of said public road, thence at right angles
<br />and in a northerly direction along and upon the east edge of said
<br />public road to the point of beginning.
<br />GRANTOR covenants (jointly and severally, if more than one)
<br />with GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except easements and restrictions
<br />of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
