200314535 EASEMENT For good and valuable consideration, receipt of which is hereby acknowledged, Grantors, Chris Mitchell and Anita Mitchell, husband and wife, owner of the following described property: Lot 1, Platte River Drive subdivision, Hall County, Nebraska which property is referred to herein as the "Servient Estate ", conveys a perpetual easement to W.B.W. Family Limited Partnership, Grantee, and its successors and assigns, for the purpose of permitting Grantee's irrigation systems to cross over a portion of the Servient Estate described as follows: "East 20 feet, the north 20 feet and the west 20 feet respectively along the east, north and west lot lines of Lot 1 Platte River Drive Subdivision Hall County, Nebraska. The above described Easement shall be perpetual and shall be appurtenant to the Dominant Estate, and shall run with the land. Grantors for themselves their successors assigns covenant that this will erect no fences or barriers or permit any other obstructions which interfere with the use and enjoyment of the easement granted herein. The Dominant Estate is described as follows: Section 30, Township 9, North Range 11 West of the 6t" P.M. in Hall County, Nebraska except that portion the Northwest Quarter of Section 30 constituting the Servient Estate. Grantors further grant to Grantees and their successors and assigns an agriculture use easement by which Grantees Dominant Estate may be used in perpetuity as agriculture land for uses including crop and livestock production and feeding. The Easements and Covenants contained herein shall be binding upon the successors and assigns of the parties as fully as upon the parties themselves and shall run with the title to the Servient Estate and the Dominant Estate.
