<br />That I or We, JEROME W. NIEDFELT and DORALENE F. NIEDFELT, or
<br />their Successors in Trust, as Co- Trustees of the Jerome W. Niedfelt Revocable
<br />Trust dated August 22 °1 , 2001,
<br />herein called the Grantor whether one or more, in consideration for Ten
<br />Dollars ($10.00) and other valuable consideration, the receipt of which is
<br />hereby acknowledged, do hereby grant, sell, convey and confirm unto
<br />PLATTE VALLEY CONSTRUCTION CO., L.L.C., a Nebraska
<br />Limited Liability Company
<br />,herein called the Grantee whether one or
<br />more, the following described real property in Hall County, Nebraska:
<br />All right, title and interest in and to that certain parcel or parcels, as
<br />more particularly described on Schedule "A ", which is attached hereto
<br />and incorporated herein by this reference.
<br />To have and to hold the above described premises together with all tenements,
<br />hereditaments and appurtenances thereto belonging unto the Grantee and to
<br />Grantee's heirs and assigns forever.
<br />Grantors do hereby covenant and warrant with Grantee as follows:
<br />1. That the Jerome W. Niedfelt Revocable Trust, dated August 22,
<br />2001 is in full force and effect.
<br />2. That Jerome W. Niedfelt and Doralene F. Niedfelt are currently
<br />acting as Trustees under said Trust and pursuant to said Trust
<br />terms have full authority to convey real estate.
<br />And the Grantor does hereby covenant with the Grantee and with Grantee's
<br />heirs and assigns that Grantor is lawfully seized of said premises; that they are
<br />free from encumbrances except covenants, easements, liens and restrictions of
<br />record; that Grantor has good right and lawful authority to convey the same;
<br />and that Grantor warrants and will defend the title to said premises against the
<br />lawful claims of all personas whomsoever.
