<br />SPECIAL WARRANTY DEED
<br />WELLS FARGO BANK NEBRASKA NATIONAL ASSOCIATION organized and
<br />existing under the laws of the UNITED STATES GRANTOR, in consideration
<br />of ONE DOLLAR ($1.00) and other valuable consideration received from O
<br />Grantee, RICHARD LEE BARLOW AND ROBERTA R. BARLOW as joint tenants and
<br />not as tenants in common conveys to GRANTEE, the following described
<br />real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />Part of the Southeast Quarter of the Northwest Quarter (SE1 /4 NW1 /4) of
<br />Section Twenty -one (21), in Township Eleven (11) North, Range Nine (9)
<br />West of the 6t' P.M., Hall County, Nebraska described as follows:
<br />Beginning at a point on the South line of Anna Street in the City of
<br />Grand Island, Hall County, Nebraska, 203.1 feet Easterly from the
<br />intersection of said South line of Anna Street and the East property
<br />line of the County Road which is located on the approximate North and
<br />South Center line of the South of the South Half of the Northwest
<br />Quarter (S1 /2 NW1 /4) of said Section Twenty One (21); thence running
<br />Easterly along the South line of Anna Street 90.4 feet; thence Southerly
<br />at right angles to Anna Street 132 feet; thence Westerly parallel to the
<br />South line of Anna Street 90.4 feet; thence Northerly 132 feet to the
<br />place of beginning.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE
<br />that GRANTOR:
<br />(1) It warrants that it will defend the title to the above real estate
<br />against the lawful claims of all persons claiming by, through and
<br />under grantor, but not otherwise;
<br />(2) That the real estate is free from encumbrances, except easements,
<br />restrictions, reservations, and covenants of record; and
<br />(3) By accepting this Special Warranty Deed, grantee acknowledges that
<br />he has had adequate opportunity to inspect the property conveyed
<br />herein as well as all improvements located thereon. Except as
<br />specifically set forth in this Special Warranty Deed this conveyance
<br />is made without warranty or representation, either express or implied
<br />and is on an `SAS IS" and "WHERE IS" basis.
