KNECHT, Husband and Wife, in <br />consideration of One Dollar ($1.00) and other good and valuable <br />consideration, received from GRANTEES, DARWIN KNECHT and JUDITH <br />L. KNECHT, Husband and Wife, convey to GRANTEES, as joint tenants <br />with right of survivorship and not as tenants in common, the <br />following described real estate in Hall County, Nebraska, (as <br />described in Neb. Rev. Stat. § 76 -201): <br />A tract of land comprising a part of Lot Two (2) on the <br />Mainland and part of Lot Three (3) on the Island, all in <br />the Southwest Quarter of the Northwest Quarter (SW 1/4 <br />NW 1/4) of Section Five (5), Township Nine (9) North, <br />Range Eleven (11) West of the 6th P.M., in Hall County, <br />Nebraska, more particularly described as follows: <br />Beginning at a point on the easterly right -of -way line <br />of Highway No. 11, said point being Fifty (50.0) feet <br />east and Two Hundred Sixteen (216.0) feet north of the <br />southwest corner of said Northwest Quarter (NW 1/4); <br />thence northerly along said right -of -way line and <br />parallel to the west line of said Northwest Quarter (NW <br />1/4) a distance of One Hundred Eighty Seven and Fifteen <br />Hundredths (187.15) feet; thence deflecting right 86 024' <br />and running northeasterly a distance of Six Hundred <br />Nineteen and Nine Tenths (619.9) feet; thence deflecting <br />right 93 035' and running southerly a distance of Two <br />Hundred Twenty One (221.0) feet; thence deflecting left <br />90° and running westerly a distance of six hundred <br />nineteen and nine tenths (619.9) feet to the point <br />of beginning and containing 2.898 acres, more or less, <br />also known as a part. of Lot Two (2), Knecht Subdivision, <br />Hall County, Nebraska, Wood River Township, Section <br />Five (5), Township Nine (9) North, Range Eleven (11) <br />West of the 6th P.M., in Hall County, Nebraska. <br />Grantors covenant with the Grantees that Grantors: <br />(1) Are lawfully seized of such real estate and that <br />the only encumbrance is a dedicated public <br />access easement of record; <br />(2) Have legal power and lawful authority to convey the <br />same; <br />(3) Warrant and will defend the title to the real <br />estate against the lawful claims of all persons. <br />EXECUTED: May /_, 1991. <br />PAUL KNECHT <br />ALICE V.
