ALICE L. EADES, TRUSTEE, GRANTOR, in consideration of TEN AND
<br />NO/ 100 DOLLARS ($10.00) AND OTHER VALUABLE CONSIDERATION received
<br />from GRANTEE, CAROL L. LITTLE, quitclaims to GRANTEE, the following
<br />described real estate (as defined in Neb. Rev. Stat. § 76 -201) situated in Hall County,
<br />Nebraska:
<br />A tract of land compromising a part of the Northeast Quarter (NE' /4) of Section
<br />Ten (10), Township Ten (10) North, Range Eleven (11) West of the 6th P.M.,
<br />Hall County, Nebraska and more particularly described as follows:
<br />Beginning at a point on the east line of said Northeast Quarter (NE' /4) ,
<br />said point being Eight Hundred Forty Two and Eleven Hundredth (842.11)
<br />feet north of the southeast corner of said Northeast Quarter (NE' /4); thence
<br />running northerly, along and upon the east line of said Northeast Quarter
<br />(NE' /4), a distance of Twenty Four (24.0) feet; thence deflecting left 89°
<br />23 "19" and running westerly, a distance of Seven Hundred Twenty Two
<br />and Eight Hundredths (722.08) feet; thence deflecting left 87 °57'54" and
<br />running southerly, a distance of Twenty Four and Two Hundredths (24.02)
<br />feet; thence deflecting left 92 °02'06" and running easterly, a distance of
<br />Seven Hundred Twenty Three and Nineteen Hundredths (723.19) feet to
<br />the point of beginning and containing 0.398 acres, more or less, of which,
<br />0.018 acres, more or less, is presently occupied by (33' wide statute)
<br />public road right of way.
<br />Subject to easements and restrictions of record and the easements reserved by the
<br />GRANTOR hereinbelow.
<br />The within conveyance is subject to an easement for ingress and egress over, through and
<br />upon the above described real estate, which the GRANTOR hereby reserves for access to
<br />and from the county road located directly adjacent to the east of the above described real
<br />estate to the real estate owned by the GRANTOR adjoining the above described real
<br />estate situated in the Northeast Quarter (NE' /4) of Section Ten (10), Township Ten (10)
<br />North, Range Eleven (11) West of the 6th P.M., Hall County, Nebraska, and to cross the
<br />above described real estate from the real estate owned by the GRANTOR situated in the
<br />Northeast Quarter (NE' /4) of Section Ten (10), Township Ten (10) North, Range Eleven
<br />(11) West of the 6th P.M., Hall County, Nebraska located directly adjacent to the north
<br />and south of the above described real estate in connection with the GRANTOR'S farming
<br />operation conducted thereupon. Said easement shall be a perpetual easement, shall run
<br />with the land and shall be binding upon the GRANTOR and the GRANTEE and their
<br />successors in title.
<br />In addition, the within conveyance is subject to an easement under, over and upon the
<br />above described real estate, which the GRANTOR hereby reserves for the right to install,
<br />construct, maintain, replace and operate an underground irrigation pipeline, or pipelines,
<br />in connection with the GRANTOR'S use of irrigation waters to and from the real estate
<br />owned by the GRANTOR situated in the Northeast Quarter (NE' /4) of Section Ten (10),
<br />Township Ten (10) North, Range Eleven (11) West of the 6th P.M., Hall County,
<br />Nebraska located directly adjacent to the north and south of the above described real
