<br />FLORENCE M.WINDFIELD, a married person formerly known as Florence M. Thompson,
<br />acting in her own right as GRANTOR pursuant to Antenuptial Agreement dated March 10, 1999, between
<br />herself and Lloyd Windfield, her husband, in consideration of ONE DOLLAR AND OTHER
<br />VALUABLE CONSIDERATION, conveys to JAMES G. THOMPSON, GRANTEE, the following
<br />described real estate (as defined in Neb. Rev. Stat. §76 -201) in Hall County, Nebraska:
<br />An undivided one - twelfth (1/ 12) interest in and to:
<br />The South Half of the Southeast Quarter (S' /2SE' /4) of Section Twenty-five (25), Township
<br />Eleven (11) North, Range Twelve (12), West of the Sixth P.M., excepting therefrom tracts
<br />of land conveyed to the State of Nebraska for highway right -of -way purposes by Deeds
<br />recorded in Book 78, Page 254, in Book 120, Page 281, and in Book 150, Page 366; and
<br />further excepting therefrom a tract of land on which buildings are situated more
<br />particularly described as follows:
<br />Lot One (1), Thompson Subdivision, Hall County, Nebraska
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances except easements,
<br />restrictions of record and public road right -of -way;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
