<br />GILBERT F. ENGLAND and NORMA K. ENGLAND, Husband and Wife,
<br />GRANTORS, in consideration LOVE AND AFFECTION, the receipt and adequacy of
<br />which is hereby acknowledged, convey to GILBERT F. ENGLAND and NORMA K.
<br />ENGLAND, Husband and Wife, as joint tenants with right of survivorship and not as ten-
<br />ants in common, GRANTEES, the following- described real estate (as defined in
<br />Neb.Rev. Stat. 76 -201) in Hall County, Nebraska:
<br />The Southeast Quarter (SE' /4) of Section Twenty -One (21), Township
<br />Nine (9), North, Range Nine (9), West of the 6th P.M., Hall County,
<br />Nebraska; AND
<br />The Southwest Quarter (SW' /4) of Section Twenty -Two (22), Township Nine (9),
<br />North, Range Nine (9), West of the 6th P.M., Hall County, Nebraska;
<br />It is the intention of all parties hereto that, in the event of the death of either of the
<br />Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
<br />GRANTORS covenant with the GRANTEES that GRANTORS:
<br />(1) are lawfully seised of such real estate and that it is free from
<br />encumbrances;
<br />(2) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend the title to the real estate against the
<br />lawful claims of all persons.
