<br />KNOW ALL MEN BY THESE PRESENTS:

<br />THAT Michael F. Kivett, Attorney at Law duly licensed to practice in the State of Nebraska, 4;'
<br />Trustee, in the exercise of the power of sale conferred upon him, does hereby execute and deliver this °Z
<br />indenture,
<br />WITNESSETH THAT:
<br />WHEREAS, for a valuable consideration on March 5, 2002, Jeffrey A. Fulton and Patricia
<br />Fulton, husband and wife, Trustors, executed and delivered their Deed of Trust to Michael F. Kivett, as
<br />Trustee, and CitiFinancial, Inc. (MD), as Beneficiary, conveying the real estate hereinafter described in
<br />trust, with power of sale, in accordance with the terms and provisions set forth therein; that said Deed of
<br />Trust was thereafter recorded on March 11, 2002 in the office of the Register of Deeds of Hall County,
<br />Nebraska as Instrument No. 0200202666; and
<br />WHEREAS, the Trustors having defaulted in the payment of the indebtedness secured thereby
<br />and the Beneficiary having delivered to the Trustee a written declaration of default and having deposited
<br />with the Trustee all promissory notes together with Notice of Default; and
<br />WHEREAS, in compliance with Sec. 76 -1006, Statutes of Nebraska, on the 7 "' day of July, 2003
<br />the Trustee filed a Notice of Default in the office of the Register of Deeds of Hall County, Nebraska, as
<br />Instrument No. 0200308588, which Notice fully complied with the requirements of said statute; and
<br />WHEREAS, in compliance with Sec. 76 -1008, Statutes of Nebraska, on the 10`" day of July,
<br />2003, the Trustee mailed by certified mail, with postage prepaid, a copy of such Notice of Default with
<br />the recording date shown thereon, addressed to the following interested parties, to -wit:
