<br />The undersigned Grantcr does hereby grant, bargain, sell and
<br />convey and transfer to DAVID REEDER and JENNIFER REEDER, Husband
<br />and Wife, as joint tenants, GRANTEE and OWNERS, the following
<br />described real estate in the City of Wood River, Hall County,
<br />Nebraska:
<br />A portion of Lot Fifteen (15), Thelen Subdivision, First
<br />Addition, to the City of Wood River, Hall County,
<br />Nebraska, as more particularly described on attached
<br />Exhibit "A ", incorporated herein by reference.
<br />The GRANTOR does forever dedicate said described real estate
<br />to be added to Lot Fourteen (14), Thelen Subdivision, First
<br />Addition, to the City of Wood River, Hall County, Nebraska, and
<br />that the above - described real estate together with Lot Fourteen
<br />(14) shall hereinafter be considered to be one building lot and by
<br />these presence do forever prohibit and restrict any future
<br />conveyance of the above - described real estate that would in any way
<br />reduce the size or dimension of the newly created building lot.
<br />The undersigned GRANTOR does further declare that the prohibition
<br />and conditions set forth herein shall be binding upon the GRANTOR,
<br />its grantees, heirs, devisees, successors and assigns, and shall be
<br />covenants that forever run with the land described herein.
<br />IN WITNESS WHEREOF, the undersigned GRANTOR does further
<br />declare it is the sole owner of the real estate described on
<br />Exhibit "A" attached hereto; that it has due and lawful authority
<br />to execute this Dedication and Declaration and does so as its free
<br />and voluntary act and deed and in coda ce with § 1704 of the
<br />Wood River Zoning Ordinance.
