<br />JOINT TENANCY WARRANTY DEED
<br />R. JOSEPH KRANZ and M. KATHLEEN KRANZ, husband and wife,
<br />Grantors, in consideration of ONE DOLLAR ($1.00) AND OTHER VALUABLE
<br />CONSIDERATION, received from Grantees, do grant, bargain, sell,
<br />convey and confirm unto Grantees, R. JOSEPH KRANZ and M. KATHLEEN
<br />KRANZ, husband and wife, and VICTORIA M. KRANZ, a single person,
<br />(daughter of the Grantors) , as joint tenants not tenants in common,
<br />the following described real estate (as defined in Neb.Rev.Stat.
<br />section 76 -201) in Hall County, Nebraska:
<br />Lot Six (6), in Block Eighteen (18), in Charles Wasmer's
<br />Addition to the City of Grand Island, Hall County,
<br />Nebraska.
<br />It is the intention of the parties that upon the death of the
<br />first named joint tenant, that said joint tenancy shall continue
<br />and the above described property shall pass to the two surviving
<br />Grantees as joint tenants, and that said surviving Grantees are
<br />joint tenants, and upon the death of either of them, the entire
<br />property vest in the sole surviving joint tenant.
<br />Grantors covenant (jointly and severally) with the Grantees
<br />that Grantors:
<br />(1) are lawfully seized of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
<br />(2 ) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend the title to the real estate
<br />against the lawful claims of all persons.
