<br />TRUSTEE'S DEED
<br />A KNOW ALL MEN BY THESE PRESENTS: That Ron Depue, a member of
<br />the Nebraska State Bar Association and Trustee, upon a Deed of
<br />Trust made and entered into on or about September 10, 2001, by and
<br />between Eric N. Rayburn, a single person, Trustor, and NAFCO NE
<br />Federal Credit Union, Beneficiary, and Ron Depue, Trustee, which
<br />Deed of Trust was filed on October 18, 2002, in the Register of
<br />Deeds office of Hall County, Nebraska, as Document No. 200211280,
<br />herein called the Grantor, in consideration of Sixty -two Thousand
<br />Dollars ($62,000.00), received from Grantee, does hereby grant,
<br />bargain, sell, convey and confirm unto NAFCO NE Federal Credit
<br />Union, herein called the Grantee, the following described real
<br />property in Hall County, Nebraska:
<br />Lot Two (2), Denman Farms Subdivision, Center Township,
<br />Hall County, Nebraska.
<br />TO HAVE AND TO HOLD the above described premises together with
<br />all tenements, hereditaments, and appurtenances thereto belonging
<br />and to the Grantee.
<br />Grantor does hereby covenant with Grantee as follows:
<br />1. That Eric N. Rayburn, Trustor, failed to pay the
<br />Beneficiary payments which were contractually due and the Grantor,
<br />at the request of the Beneficiary, elected to declare the entire
<br />unpaid principal balance together with interest thereon at once
<br />immediately due and payable;
<br />2. That a notice of default was filed by Grantor on June 3,
<br />2003, in the Register of Deeds office of Hall County, Nebraska, as
<br />Document No. 0200307042. A copy of the notice of default was
<br />served upon Eric N. Rayburn, Trustor, by certified mail, postage
<br />prepaid on June 7, 2003;
<br />3. The Trustor, Eric N. Rayburn, failed to cure the default
<br />referenced in the notice of default within thirty days after the
<br />service of the notice of default;
<br />4. Grantor published notice of Trustee's sale to be held on
<br />September 11, 2003, at 10:00 a.m. at the First Floor of the Hall
<br />County Courthouse, 111 West First Street in the City of Grand
