<br />Grantor, Judith A. Wagoner, Successor Trustee of The Thomas J. Wagoner
<br />Revocable Trust, covenants with Grantee that she has legal power and lawful authority
<br />to convey and release the same pursuant to the Trust Administration Proceedings PRO1-
<br />159 of the County Court of Hall County, Nebraska, entered on September 20, 2001.
