That Grantor, MelvaRae Briseno, a single person, in
<br />consideration of the sum of One Dollar ($1.00), and other good and
<br />valuable consideration, receipt of which is hereby acknowledged,
<br />conveys to Richard L. Smith and Linda M. Smith, husband and wife,

<br />2. has legal power and lawful authority to convey the same;
