<br />which mailing of notice fully complied with the requirements of said statutes; and
<br />WHEREAS, in compliance with Sec. 76 -1009, Statutes of Nebraska, on the 26`x' day of August,
<br />2003 at 10:00 A.M., being the time and place designated in the Notice of Trustee's Sale, Arend R. Baack,
<br />Attorney for the Trustee, sold said property at public auction to CitiFinancial, Inc. (MD), being the
<br />highest bidder, for the sum of $48,800.00, which sale fully complied with the requirements of said
<br />statute.
<br />NOW, THEREFORE, by virtue and in execution of the power of sale granted to said Trustee,
<br />and in consideration of the sum of $48,800.00 to him paid, the receipt whereof is hereby acknowledged,
<br />Michael F. Kivett, Trustee, does hereby grant, bargain, sell, convey and confirm unto CitiFinancial, Inc.
<br />(MD), the following described real estate situated in Hall County, Nebraska, to -wit:
<br />Lot 16, Argo Third Subdivision, Alda, Hall County, Nebraska.
<br />TO HAVE AND TO HOLD the premises above described, together with all the tenements,
<br />hereditaments and appurtenances thereunto belonging unto the said CitiFinancial, Inc. (MD), its
<br />successors and assigns forever.
<br />This Deed shall operate to convey to the Grantee, without right of redemption, the Grantor's title
<br />and all right, title, interest and claim of the Trustors and their successors in interest and of all persons
<br />claiming by, through or under them, in and to the property sold, including all such right, title, interest and
<br />claim in and to such property acquired by the Trustors or their successors in interest subsequent to the
<br />execution of the Deed of Trust.
<br />This Deed is subject to the liens, encumbrances, real estate taxes, tax sale certificates,
<br />assessments, easements, restrictions or covenants of record which Grantor is not entitled to convey
<br />pursuant to Nebraska Statute Sec. 76- 1010(2) R.R.S., 1996.
<br />IN WITNESS WHEREOF, the said Trustee has hereunto set his hand and seal this 26`x' day of
