<br />Wife, Grantee, as Joint Tenants, whether one or more, the following
<br />described real estate in Hall County, Nebraska:
<br />A portion of Lot Fifteen (15), Thelen Subdivision, First
<br />Addition, to the City of Wood River, Hall County, Nebraska,
<br />more particularly described on attached Exhibit "A ", and
<br />incorporated herein by reference,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated herein; except special
<br />assessments of the City of Wood River, Nebraska, for paving, water
<br />improvement district and sewer improvement district;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
