<br />All rents, issues, profits, royalties, income and other benefits (collectively the "Rents ") derived from
<br />the real property (the "Property ") as more particularly described on Exhibit "A" attached to this Financing
<br />Statement; all leasehold estate, right, title and interest of Debtor in and to all leases or subleases covering
<br />the Property or any portion thereof now or hereafter existing or entered into, and all right, title and interest
<br />of Debtor thereunder, including, without limitation, all cash or security deposits, advance rentals, and
<br />deposits or payments of similar nature; all right, title and interest of Debtor in and to all options to
<br />purchase or lease the Property or any portion thereof or interest therein, and any greater estate in the
<br />Property owned or hereafter acquired; all interests, estate or other claims, both in law and in equity, which
<br />Debtor now has or may hereafter acquire in the Property; all easements, rights- of-way and rights used in
<br />connection- therewith or as a means of access thereto, and all tenements, hereditaments and appurtenances thereof
<br />and thereto, and all water rights; ati right, title and interest of Debtor, now owned or hereafter acquired,
<br />in and to any land tying within the right-of -way of any street, opened or proposed, adjoining the Property, and
<br />any and all sidewalks, alleys and strips and gores or land adjacent to or used in connection with the Property;
<br />any and all buildings and improvements now or hereafter erected thereon, including, but not limited to, the
<br />fixtures, attachments, appliances, equipment, machinery, and other articles attached to said buildings and
<br />improvements (the "Improvements "); all right, title and interest of Debtor in and to all tangible personal
<br />property (the "Personal Property ") owned by Debtor and now or at any time hereafter located on or at the
<br />Property or used in connection therewith, including, but not limited to: all fixtures, fittings, furnishings,
<br />appliances, apparatus, equipment, and machinery, including, without limitation, all gas and electric fixtures,
<br />radiators, heaters, engines and machinery, boilers, ranges, ovens, elevators and motors, bathtubs, sinks, water
<br />closets, basins, pipes, faucets and other air conditioning, plumbing, and heating fixtures, mirrors, mantles,
<br />refrigerating plant, refrigerators, iceboxes, dishwashers, carpeting, furniture, laundry equipment, cooking
<br />apparatus and appurtenances, and all building material, supplies and equipment now located on or hereafter
<br />delivered to the Property and intended to be installed therein; all other fixtures and personal property of
<br />whatever kind and nature at present contained in or hereafter placed in any building standing on the Property;
<br />and all renewals or replacements thereof or articles in substitution thereof; and all proceeds and profits
<br />thereof and all of the estate, right, title and interest of the Debtor in and to all property of any nature
<br />whatsoever, now or hereafter situated on the Property or intended to be used in connection with the operation
<br />thereof; all leases and use agreements of machinery, equipment and other personal property of Debtor in the
<br />categories hereinabove set forth, under which Debtor is the lessee of, or entitled to use, such items, and all
<br />deposits made therefore; and all rents, incomes, profits, revenues, royalties, bonuses, rights, accounts,
<br />contract rights, general intangibles (including but not limited to trademarks, tradenames and symbols) benefits
<br />and securities deposits under any and all leases or tenancies now existing or hereafter created of the Personal
<br />Property, or any part thereof; all the estate, interest, right, title, and other claim-or demand, including
<br />claims or demands with respect to the proceeds of insurance which Debtor now has or may hereinafter acquire in
<br />the 7�rooerty, Improvements, and Personal Property, and any and all awards made for the taking of eminent domain,
