<br />ELAINE CODNER TOMSEN, formerly known as ELAINE ULDRICH and formerly �5\

<br />consideration of One Dollar ($1.00) and other valuable consideration, receipt of which is hereby

<br />(10) North, Range Eleven (11) West of the 6th P.M., in Hall County, Nebraska,
<br />said tract containing 0.775 acres more or less.
<br />Grantor covenants (jointly and severally, if more than one) with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances subject to
<br />easements of record, or in use, public roads, building and zoning restrictions; provided,
<br />however, Grantor reserves unto herself a life estate in and to said premises;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons
<br />whomsoever.
